Alpine Meadows and Palisades Tahoe Market Report
We are getting snow! Storms over the last few weeks have brought 23 inches to Palisades Tahoe Alpine Meadows, and today’s storm promises another 24 inches. As of Wednesday morning, 3 inches have fallen, and we are expecting one to two feet by Thursday.
Another storm is forecast for this Martin Luther King weekend at Palisades Tahoe. Thursday and Friday promise to be epic days of powder skiing.
The Palisades Tahoe | Alpine Meadows ski resort is popular because one pass or lift ticket gives you access to both resorts. Their new gondola makes it even easier to get between the two resorts without the need to take a shuttle. Many available homes for sale provide easy access to the lifts. A shuttle operates from the surrounding neighborhoods to the resorts.
Olympic Valley Real Estate Market
In the Olympic Valley real estate market, sales continue to exceed the number of listings coming onto the market. This area includes both the Palisades Tahoe (formerly Squaw Valley) and Alpine Meadows neighborhoods.
In both markets, the median list price is currently at $2.7 million. The below graph shows that more affordable listings have recently come onto the market, bringing this figure to $1.4 million. In the entire Lake Tahoe region, home values are exceeding $1 million.
Palisades | Squaw Valley Real Estate Market Report
The median price for new listings in this area is at $2.1 million. Home prices for the 31 listings range from $1.8 million to $4 million for a single family residence, and condos ranging in price from $1.5 to just under $1 million. Current sold inventory has a median price of $1.8 million. The sale to list price has been lowering in recent months, but still stands at around 90% of list price.
